Greenville officials have completed a landmark $10.5 million acquisition of a 6.7-acre site, advancing the city’s commitment to expanding affordable and workforce housing options. The purchase of the property at 312 Haynie St. in the historic Haynie-Sirrine neighborhood marks a significant step in addressing the region’s growing housing challenges.


The neighborhood, which holds cultural significance as the former home of civil rights leader Jesse Jackson, will now become the site of a residential complex and public green trail as part of the city’s comprehensive housing initiative.

Meeting a Critical Community Need


“As Greenville continues to grow, the need for housing for teachers, service, and civil workers has never been higher,” noted Rob Howell, principal with Avison Young, who represented the buyer in the transaction.


The development addresses two critical housing categories:


  • Affordable housing: Rental units priced for households earning below 80% of the area median income
  • Workforce housing: Units targeting households earning between 80% and 120% of the area median income

These standards, established annually by the U.S. Department of Housing and Urban Development, help ensure housing accessibility across diverse income levels.


Part of a Broader Housing Strategy


This acquisition represents the latest advancement in Greenville’s ongoing affordable housing efforts, which began with the launch of the city’s 2018 Affordable Housing Action plan. With 100 affordable housing apartment rentals already in development this year, the city continues to demonstrate its commitment to creating inclusive housing solutions.


The deal’s significance was recently recognized with a 2025 CoStar Impact Award for sale/acquisition of the year in the Greenville/Spartanburg region, as determined by a panel of industry professionals.
