Custom Home Services Lands at Lake Norman and Statesville
Iredell County owners now have a local team that can physically show up at the property. CHS sits between selling, renting, and going it alone, and it works because someone who knows the market is on the ground.

Why We Came to Lake Norman and Statesville
Iredell County isn’t a market you can serve from a desk in another state. The mix is genuinely unusual: multi-million-dollar lakefront second homes a few miles from working farmland, fast-growing primary-residence neighborhoods in Mooresville and Davidson, and a steady undercurrent of inherited properties from families that have owned land here for three or four generations.
That blend doesn’t fit a single playbook. A vacant lake home in January needs different attention than a 1950s ranch in Statesville waiting on probate. Both need someone local who can drive over on a Tuesday afternoon, walk the property, and actually solve what’s wrong.
We expanded Custom Home Services here because we had the local team and the vendor relationships in place to do it well. Mooresville, Davidson, Cornelius, Huntersville, Troutman, and Statesville are all in the coverage area as of this announcement.

What Custom Home Services Actually Covers
CHS isn’t property management. There’s no resident in the home. It isn’t house-sitting either. We don’t sleep there or run errands. It’s a third thing, built for homes that need real oversight while sitting empty or under-used.
The service is scoped to the property. Some homes need a walkthrough every two weeks and that’s it. Others need vendor coordination on an active project. Most fall somewhere in between.
Routine walkthroughs
Eyes on the property. Leaks, pests, weather damage, deferred issues caught before they grow.
Vendor coordination
Lawn, HVAC, plumbing, locksmith, contractors. We meet them, oversee the work, report back.
Problem-solving
When something goes wrong, an actual person who knows the area handles it the same day.
Who CHS Is Built For in This Market
Three profiles come up repeatedly in Iredell County. If one of these sounds familiar, CHS was designed for you.
Profile 1
The Lake Norman snowbird
Second home on the water. The owner is in the property four months a year, away the other eight. They don’t want to sell because the home appreciates and the family uses it. They also don’t want to rent it short-term and deal with strangers in a house full of personal belongings. CHS keeps the home maintained, the dock checked, and the HVAC running while they’re gone.
Profile 2
The inherited Statesville property
A parent passed. The home is the family’s now but everyone lives out of state. Selling is on the table eventually but the estate isn’t ready, the siblings haven’t agreed, and the property still has decades of belongings inside. CHS handles the home while the family figures out the longer answer. No pressure to decide today.
Profile 3
The owner between residents
An investor has a vacant rental between leases, or is doing turnover work before the next placement. The home is empty for 60 to 120 days. Vacant properties get expensive fast when nobody’s watching. CHS bridges the gap so the home arrives at the next lease in the same condition the owner left it in.

Why Local Beats Remote
We’ve written before that all real estate is local again. The national-platform model that treated every market as a data point on a dashboard has run its course. Vendor pools differ by county. Seasonal patterns differ by lake. Permit offices have different rhythms. The plumber who answers a Saturday call in Mooresville isn’t the same plumber who answers in Statesville, and neither is reachable through an 800 number.
“CHS only works when the team showing up actually knows the neighborhood, the vendor pool, and the seasonal patterns. We have that now in Iredell County.”
That’s the whole pitch. The service has existed for years in our other markets. It works in Iredell County now because we have the local team in place to do it the way it needs to be done. Not a contractor we dispatch from two hours away. People here.
Getting Started
Engaging CHS is low-friction by design. Tell us about the property, what concerns you, and how often you want eyes on it. We scope the service to what the home actually needs rather than pushing a fixed package.
If you have a Lake Norman second home, a Statesville property in transition, or any home in Iredell County that needs oversight without a resident in it, the conversation starts here.
